1. Safe Access & Preparation
To ensure a safe and efficient working environment, we supplied scaffolding through our sister company, First Tier Scaffolding. This provided secure access to all areas of the roof.
2. Thatch Removal & Disposal
The original thatch, which in some areas was up to 900mm thick, was carefully removed. All waste was transported off-site and disposed of responsibly through a local waste management company.
3. Weatherproofing & Protection
Each day, we temporarily covered the exposed roof space with polythene and tarpaulin, ensuring the property remained completely watertight throughout the project.
4. Structural Timber Repairs & Treatment
Any roof timbers requiring attention were repaired or replaced. To protect the longevity of the rafters, we applied a woodworm treatment to all timber surfaces.
New insulation was installed in both the loft space and the vaulted sections of the roof to enhance energy efficiency and thermal performance.
6. Carpentry & Fascia Installation
Our skilled carpenters constructed new rafter feet to allow for the installation of new timber fascias and bargeboards, giving the roofline a clean and well-finished appearance.
7. Membrane & Batten Installation
A breathable membrane was fitted to improve ventilation and prevent moisture buildup. We then installed gold-grade 38x25mm battens, carefully spaced to accommodate the new tile gauge.
8. Tile Selection & Installation
The client selected Lifestiles Rustic ‘Reclaim’ Clay Plain Tiles to maintain a traditional aesthetic. Our team installed the tiles precisely, following the manufacturer’s specifications to ensure a secure and lasting finish.
9. Lead Flashing & Detail Work
New Code 5 lead flashings were installed around the newly formed dormers and chimneys, ensuring a watertight seal. Some unexpected details arose due to the removal of the thatch, but our team expertly addressed these challenges to ensure proper water drainage and a flawless finish.
All ridges and hips were carefully finished with a white mortar, providing a strong and attractive final touch to the roof.
11. Cleaning & Project Completion
A deep clean was carried out to restore the property to its original condition. Once all work was completed, the scaffolding was removed, and decorators arrived to apply the final finishing touches.
The completed roof replacement not only enhanced the property’s appearance but also significantly improved its durability and weather resistance.
